Facility Services

Contract with Managed Services Facilities Management Division for the planning, direction and control of all of your building's maintenance and service needs. We will design the maintenance program, implement it, and continuously manage it. As part of our Facilities Services, we also:

• Select and monitor service providers for all building needs
• Respond and handle tenant / occupant requests
• Provide assistance with annual budgeting
• Supervise remodeling jobs
• Manage capital improvement projects

Our Facility Services are especially beneficial for the owner or company that does not have the necessary building management resources to do it independently. Benefits include greater efficiencies, reduced costs, increased quality, and fewer occupant complaints.

HVAC

The management and engineers in this division are knowledgeable and experienced with all makes and types of systems: large built-up systems, chillers, cooling towers, steam and water boilers, VAV units, large and small rooftops.

This division provides full service for your HVAC needs:

• Scheduled preventive maintenance programs that consist of tests, inspections, adjustments, cleaning, lubrication and filter changes
• Daily, licensed boiler engineer inspections and HVAC tours
• Troubleshooting and repair
• Emergency service 24 hours per day, 7 days per week
• Equipment replacement and retrofitting

Our service engineers are licensed, well trained and have many years of experience. The majority of our field service staff has been with Managed Services for over 30 years. Allow our management and engineering staff to reduce your repair costs, extend your equipment life, solve your tenant or occupant complaints, and reduce your energy costs.

Electrical

Our licensed and bonded electricians have experience in both service and construction. We are prepared to promptly respond to all electrical issues at commercial, retail and industrial properties.

Our electrical service includes:

• Light fixture retrofitting
• Outdoor pole lighting and signage
• Route lighting inspection
• Infrared testing of electrical components
• Graphical reporting
• Service calls and emergency response
• Routine maintenance of electrical installations
• Tenant improvement installations
• Design and build of new electrical installations

Janitorial

Managed Services provides contract janitorial services for all types of commercial and industrial buildings including office, warehouse, medical, educational, broadcast media stations, auto dealers and more. Our janitorial services excel because Managed Services demonstrates:

• Full time management and supervisory people with extensive experience in the janitorial industry
• Responsiveness, depth and flexibility with a staff to cover emergency situations such as flooded buildings, snow removal, post and pre-moving cleanups and emergency floor care
• Credibility that comes from a strong financial base, insurance support and an outstanding credit rating

Additionally, our quality control program ensures that a high level of cleanliness is maintained. Facility inspections are conducted on a regular basis to assure contracts are fulfilled. Cleaning procedures have been developed to assure a high level of disinfection.

General Maintenance

This Division is staffed independently from our other Divisions with technicians that are appropriately qualified in various specialties. These technicians will be scheduled into your building only as needed, and Managed Services provides you with an array of options to choose from, such as per call basis, on-site part time, on-site full time, periodic property inspections / tours, safety inspections, and emergency service 24 hours a day, 7 days a week.

• Doors and windows
• Floors, walls and ceilings
• Interior and exterior painting
• Property exterior assets
• Unique nonstandard requests... And more

Construction projects ranging from remodeling to new build-outs can also be provided. Unlike large installing contractors, we are oriented at smaller specialty projects and have the appropriate level of craftsmanship to complete high quality jobs.
